The $49 million redevelopment of 31 Elm Street in downtown Springfield, Massachusetts transforms a long-vacant historic building into a mixed-use residential and commercial destination in the heart of Court Square.
The project delivers more than 70 market-rate apartments across six floors, along with approximately 11,000 square feet of retail space at street level and an additional 11,000 square feet of office space on the second floor. The result is a building that brings new residents, businesses, and energy back into one of Springfield’s most important downtown corridors.
Long considered one of the most significant historic buildings in Springfield’s urban core, 31 Elm has been carefully restored and repositioned through a large-scale adaptive reuse effort. The redevelopment preserves the building’s historic character while supporting the continued revitalization of downtown Springfield and strengthening long-term economic growth in the area.
The project also received substantial investment support from the Commonwealth of Massachusetts through redevelopment funding, underscoring its role in broader state and local revitalization efforts.
In 2025, Fontaine’s work on 31 Elm Street was recognized with the Mayor Thomas M. Menino Legacy Award from Preservation Massachusetts. The award honors catalytic redevelopment projects that successfully restore historically significant buildings while building strong community partnerships. The project also received recognition from Springfield Mayor Domenic J. Sarno, who praised the team’s commitment to revitalizing a landmark that will continue serving the city for generations.
